Before making a repair request, check the items below to see if these quick fixes might help solve the problem. If they don’t, then certainly contact us. You’ll be surprised—many issues you can take care of quickly. After any repair, we will follow up by calling you to make sure the repair was completed and done successfully.
New Tenants

Electricity Is Completely Out
- Reset your circuit breaker or fuse box in the area of the home where the electricity went out. Flip the lever back to ON for each area the electricity is out. Also, you may have a couple of circuit breakers. Be sure to reset the circuits on each one.
- If that doesn’t fix it, call your electric company to see if they have a power outage going on, or if they are performing construction or maintenance at that time. Or find out of there is a problem with your account.
- After doing 1. and 2. and it’s not an electrical outage, give us a call.
Air Conditioning or Heat Doesn’t Work
- Look at your thermostat to see what settings it is set to. Perhaps you accidentally moved the setting or lever so it doesn’t come on because of the temperatures you chose for Cooling or Heating to activate. Try resetting it to see if it comes on again for the AC and the Heat.
- Check the button or pilot light. Is it lit? Is the electric breaker tripped and needs resetting (fuse box)?
- If the unit does not work at all, call your electric company to see if there is a problem with your account.
- If it’s not caused by 1 or 2 above, give us a call, and we’ll have the unit inspected.
Smoke Detector Doesn’t Work When Tested
- Replace the battery with a brand new one.
- If it still doesn’t work, Call Us or Log In to the Tenants Portal to request maintenance.
Smoke Detector is Beeping On & Off
- Replace the battery with a brand new one.
Garbage Disposal Won’t Work
- Push the Reset button on it, or use an Allen wrench and turn.
Dishwasher Doesn’t Drain
- Clean any food or articles that got stuck in the bottom of the dishwasher. Also clean out the float.
- To prevent this from occurring due to hard water buildup, always rinse off your dishes before putting them in the dishwasher. Once a month use Jet Dry.
Clogged Drain
- If a drain gets clogged, try using a rubber plunger to unclog it.
- Hardware stores and even grocery stores have drain cleaning liquids made for unclogging a drain. Try these 2 steps first before calling us for a repair of a clogged drain. Note: Make sure not to use caustic chemicals to clear your drain since they can damage the pipes. Only use products clearly stating they are for clearing a clogged drain.
Clogged Sink
- If a drain gets clogged, try using a rubber plunger to unclog it.
- Remove any hair from the drain.
- Buy a drain cleaning fluid at the grocery or hardware store to unclog it. Make sure not to use caustic chemicals to clear your drain since they can damage the pipes. Only use products clearly stating they are for clearing a clogged drain. Try these 3 steps before calling us for a repair of a clogged sink.
Clogged Toilet
- Use a rubber plunger to unclog it by creating a suction over drain hole. Pump it up and down many times to get it loose. Make sure not to flood the bathroom while doing this.
- If this doesn’t unclog it, buy a drain cleaning liquid at the grocery store or hardware store to clear the drain. Follow the instructions on the bottle.
- If the clogged toilet still does NOT clear, give us a call.
There’s No Hot Water
- Check the hot water tank’s thermostat to see what settings are selected. Also, is the pilot light lit?
- Check breaker panel to see if it is off, or the fuses valve to see if it is closed.
- Make sure the tank’s thermostat has not been changed to “Vacation” mode and is turned off. Change the setting back to ON if it is OFF or press RESET, and then wait 15-20 minutes before you test to see if tihe water is hot again.
The Hot Water is TOO HOT

Check the hot water tank thermostat setting for Hot Water and turn it to a lower setting.
The Refrigerator is Too Hot or Too Cold
- Check the thermostat setting. Suggestions are usually on the unit for proper settings. Reset the settings.
- Wash the Front and Back grill and clean out the drain hole.
