We provide Owners a secure Online Owner Portal where you have continuous 24/7/365 days a year accessibility. There you can review all your related Documents, Leases, your Monthly & Yearly Statements, Work Orders, Invoices, Account Notes, and year-end Tax Documents. This portal provides you with complete transparency of reporting. Log in any time to check on the status of your rental properties, read updates entered there, and check on your bottom line. We provide all major options to choose from to promote your rental property fast within multiple Southern California counties. This includes: Professional Photography, Aerial Drone Photos, an online 360-degree Video Tour, Advertising, an Online MLS Listing, a Website Listing featured on various top real estate websites and on our website, Signage, Flyers at Showings, Email Campaigns, and Personal Property Showings.
Screening of Tenants & Pets
We always seek to place the highest qualified tenants in your property. We professionally screen each applicant, reviewing nationwide credit and rental history, employment and income, verify references, review the number of residents per housing rules are followed, and perform nationwide criminal and eviction searches. If prospective tenants have a pet or pets, we collect and verify information about their pets—from the potential tenants and veterinarians—obtaining photo)s), age, breed, health/medical history, and if it’s a service animal and has had service/behavioral training. This screening process prevents issues with pets in your property—ahead of approving tenants for occupancy—and also makes sure you comply with laws about tenants with service animals. Leases include the requirement of a Pet Deposit.
Renters Insurance is Included as a Requirement in All Leases
We require Tenants to purchase renter’s insurance and to provide proof of that. If they don’t have it, we automatically add them to a liability-only policy which is paid for out of their paid rent. Tenants may also purchase a policy inside the Tenants Portal at any time.
Rental Payments & Transfer of Proceeds to Owners
Tenants pay rent online using bank transfer or a credit card, or they pay by check. Checks are deposited the same day they are received, using remote deposit functionality. Rent proceeds are paid promptly on the same date each month to the Owner using ACH transfer into your account. You may always verify rent has been paid and the transfer made to you, by logging into your Owner Portal at any time.
24 / 7 / 365 Emergency Repairs
Boutique Property Management Group is always available every day to answer Emergency Repair phone calls and to receive emergency Tenant Portal repair requests. We respond to all requests promptly to ensure your property and tenants are being taken care of well. We do our best to minimize your costs and maximize your investment returns. We always check with our long-term trusted Vendors to review how the maintenance or repair was handled and completed. We also check back with the Tenants to verify they, too, have been satisfied with the work performed. Rest assured that we will handle all emergencies immediately.
Inspections We Perform For Owners
In addition to the Movein Inspection on the day Tenants move in, we perform Periodic Property Inspections at least every six months, to verify the Owner is in compliance with fire alarm regulations, and for ongoing monitoring of the property to ensure Tenants comply with CC&R regulations. We make sure your property’s smoke and carbon dioxide alarms are inspected each 6 months to verify their sensors are working (not just beeping), and to see that they are less than 5 years old. We keep a record of each inspection we perform, which you can verify at any time in your online portal. We coordinate Tenant Moveout expenses and security deposit, and perform a Moveout Inspection and Lease Renewal Inspections. We do not charge you an extra fee for our inspections as competitors do.

Boutique Property Management Group also offers its Sales Services to Homeowners and Investors. If you ever decide to refinance your property, or ultimately to sell it, we can offer you professional connections to long-term, experienced mortgage brokers and top realtors who can assist you in the process, to a successful conclusion. Mortgage brokers we work with can offer you better rates than the biggest of banks, and are affiliated nationwide.

Based on the services you choose to order, a custom agreement will be signed between the Owner and Boutique Property Management Group.
