The reason I decided to hire Boutique Property Management was I was having trouble relying on an honest property manager to handle issues brought up by tenants in a timely and cost-effective manner. When I interviewed Tahnee, I was impressed by how knowledgeable she was about my property as well as the properties adjacent. If you have rental property, you either manage it yourself or you find a professional property manager to help you. My experience has taught me that professional property management is the best way for both landlord and tenant. It is very easy to find a property manager. Like money management there are people standing in line to help you.

The real challenge is finding someone with integrity, experience, and willing to do the hard work of managing your property correctly. They must be responsive to your needs and requests. Unless you have some experience in dealing with property managers, you may think my previous words are obvious
and commonplace. I assure you it is not easy to find a good property manager. I have used three different property managers in Orange County in the last 21 years. The reason I have used that many is I initially interviewed 4 or 5 and choose the best one offering to fill my needs. After many years the management company was sold and I suffered for a few years before interviewing more property managers who could do a great job. Currently I am using Tahnee Merideth of Boutique Property Management.

I have found her to have all the necessary elements central to a great Property Manager. In addition to the obvious month in, month out and end of year reports, she has taken care of a roofing replacement project and numerous smaller landscaping, and homeowner association requests. I was always hesitant to utilize a property management company as I was never sure whether the entity was reputable and trustworthy. The second concern was whether the company would actually do a good job in managing my property. However, I changed my opinion when I first met Tahnee Meredith
about 7 years ago. I immediately felt a sense of genuineness with her and she immediately gained my trust. I did not hesitate to sign the property management agreement on the spot as Tahnee was my representative. I was in great hands with Tahnee for 5 years. Then, Tahnee moved to start her own
company. However, I stayed with Tahnee’s former company due to indolence on my part. That was a huge mistake as within 2 years after Tahnee left I had a terrible experience. The prior property management company failed to follow an association CCCR. I ended up at my own expense installing and removing plank flooring as the property management company failed to read the CCCR clause that prohibits plank flooring. The prior company also utilized an affiliated entity to perform the installation and other incidental repairs.

I should have immediately moved with Tahnee to Boutique Property Management. I would not have incurred the cost to install the flooring at twice the cost, pay a fee to remove and pay additional money to install carpeting. This ordeal made me immediately call Tahnee. Tahnee went out of her way to help me recoup some of the repair costs from the prior property management company. The contractor she utilizes is also super. I quickly figured out that the contractor she used to install the carpet for my unit was 40% less than the prior property management company estimate that added additional fees due to the affiliated arrangement. Tahnee also dealt with the association and coordinated the remediation efforts.

I was pleased to find out that Tahnee was able to negotiate a 25% increase from my prior rental agreement terms. I really do not need to worry and spend my time with my income property as Tahnee takes care of virtually everything for me. Tahnee is also a property manager for my sister. My sister is very particular and she is always complimentary of Tahnee and the outstanding service she provides for my sister’s income property. I would not hesitate to engage Boutique Property Management as you will be in excellent hands with Tahnee Meredith.

Thank you Tahnee for making it easy and virtually hassle free
to own/rent-out a property.. When you look for a property management
company, I would screen for its ability to be responsive to your needs, to
be reasonably priced, and most of all.. to be able to TRUST them!! For
Boutique Property Management, it's a big 'yes' to all these screening
questions. My previous management company was disorganized and couldn't
give me the individualized service I needed. I couldn't even speak with my
property manager when I called and I would often wait days for a return
call. Honestly, I felt like they didn't care because I wasn't an important
enough client.

Regardless of whether you own 1 unit (me) or many, many more, Tahnee will
make you feel important and respected.

My biggest concern as a property owner as I am sure others can attest, is
tenant turnover. How will I find a tenant quickly without too much
downtime AND how much is it going to cost me to fix up the place?
Tahnee was on top of finding new tenants at the same time we were fixing-up
the place using a very affordable and reliable contractor. Plus her
ongoing property management work is stellar. I don't have to deal with the
day-to-day small stuff that I don't have time to manage myself. She takes
care of all of that for you.

Tahnee has been a godsend for me. I finally have my California properties organized and in order. She has proven so reliable that I have her make most all the decisions concerning the properties, thus freeing up more time for me in my busy day. She has proven trustworthy and is quick to respond to the
properties and tenant’s needs, always making intelligent decisions. She is outstanding when selecting tenants, consequently keeping problems at a minimum. Tahnee is one of my very best property managers.
